Living independently--and owning it.

My idea is relatively simple. I am looking at constructing smaller or 'tiny' houses where we could live as a community, but also independently. I am considering tiny houses given that many of us are underemployed, but also because most of us do not have families or others that would require more space as in a typical home. I am also considering other homes that are a bit larger in nature considering that some might like a partner and will require a little more room.
Ideally, we would own these homes and have our own stake in the American Dream. However, I am also considering some properties to be used as rentals for those who are not ready to buy just yet.
There is a lot of demand for this type of housing in our area. I am focusing on the Lake Norman and Charlotte metro area for right now, but am also consider expanding this state-wide. Again, the demand and interest is there, but now, I would appreciate knowing the terms and conditions of what Sun West would require for this type of venture.
Others have successfully developed somewhat similar communities in other parts of the country, but have not taken it as far as we would like to in North Carolina.
One caveat. This is not for those who need real support, and would not be appropriate for those who are not able to function on their own. There will be no medical facilities, no psychiatrists and no meals prepared. This is a neighborhood-like community and is not a group home of any kind. We do plan to have a community center that would able us to gather when we want to, but again, we would also be able to live our own independent lifestyles.
